This NOT the time for buyers or sellers to be undecisive.  Sellers must understand that the burden of selling is as much on their sholders as it is on their trusted professional. 

Sellers who expect to buy after their home sells or even those who feel they can qualify for another mortgage while their current home sells must be pre-approved in order to properly execute their plans.

We are finding that both buyers and sellers who think they can get away with not going through a pre-approval process in order to avoid this inevitable step in the home buying or home selling process are paying big in loss opportunities when the transaction falls apart.

Many sellers insist today, and rightfully so, that buyers must present their offers accompanied with a pre-approval letter from their bank, which must be properly verified as a condition to accepting their offer.  Obviously, with so many buyers not qualifying with today's mortgage guidelines, potentially taking a house off the market for 4-6 weeks only to find out there is no contract, it is no wonder these sellers are edgy about what they require from buyers today.

However, just the same, a seller who's looking to make a move and needs or wants to sell, can't wait the 6-10 months many homes are taking to sell today, only to find out they have sabotaged their own sale by not being qualified to make the move they thought they could make.

Sellers who are also either move-up buyers or who feel they could afford to buy and then sell, regardless of how long it would take to do so, are well advised to get pre-approved for their planned move in order to avoid surprises once the right buyer comes through with an offer.

Make sure you are in fact qualified to make that move.  After all, often the buyers making offers on your house are also sellers, and therefore, sellers become buyers.  It is a circle difficult to ignore and inmune to none of today's hurdles.
